Metal deck vs tile roof: which should you re-roof with?

Most Klang Valley re-roofs now go to metal deck. Sometimes that's right; sometimes the tiles were fine and the battens weren't. The trade-offs, plainly.

When to keep the tiles

The heat question, honestly

Bare metal deck radiates heat into the roof space and is noticeably hotter than tile by mid-afternoon. PU-foam-backed deck (25–50mm) largely fixes this and cuts the rain noise; reflective roof coatings help; ceiling insulation helps whichever roof you have. If the budget only stretches to plain metal deck, add ceiling insulation.

Common questions

Can you put metal deck over the old tiles?

No — the tiles come off. Overlaying adds weight, traps moisture, and hides the timber you should be checking. It's occasionally done over old zinc, but we strip that too.

What about PU sandwich panels?

Good for heat and noise and self-supporting over longer spans. Pricier than foam-backed deck and the joins need care. Common on new shoplot and extension roofs.
