The usual suspects on a metal roof
- Screws. Thermal movement works self-drilling screws loose over years; the EPDM washer perishes in the sun. Each one becomes a drip. Fix: replace with new screws and washers, oversized where the hole has enlarged.
- End laps and side laps. Where sheets overlap, sealant fails and capillary action pulls water up under the lap. Fix: clean, re-seal with a butyl or MS-polymer sealant, re-fix.
- Rust. Old zinc (galvanised) sheets rust at cut edges and where water ponds. A rusted-through sheet needs replacing; surface rust can be treated and coated.
- Flashing. At walls, parapets and around pipes. Old lead or GI flashing cracks and lifts.
- Low pitch and ponding. Metal deck laid at too shallow a pitch holds water at the laps. Sometimes the only real fix is a re-lay at the correct fall.
- PU sandwich panels. Water gets between the skins at a damaged edge and the foam holds it. Panel replacement.
Repair or replace?
A metal roof with a handful of failed fixings and a bad lap is a repair job — typically RM300–1,500. A zinc roof with rust across most sheets is past repairing; a new metal deck roof on a single-storey terrace runs RM12,000–30,000 depending on span and profile, and we can quote both so you can decide. Heat and noise while we're up there
If you're replacing sheets anyway, ask about PU-foam-backed metal deck or a reflective coating. Both cut the heat load noticeably on a west-facing roof — a common request from Shah Alam and Klang shoplots.

Common questions
Can you paint a rusty zinc roof instead of replacing it?
If the rust is surface-only, yes: wire-brush, rust converter, primer, and a roof coating buys several more years. If you can push a screwdriver through it, no — it needs new sheets.
Why is my metal roof so loud in the rain now?
Usually loose fixings letting the sheet drum, or a lap that has lifted. Both are leak points too. Re-fixing sorts the noise and the leak together.
Can you work on a shoplot or factory roof?
Yes. Commercial metal deck is most of what we do on weekdays. Access equipment is quoted where needed.
